Saint Joseph’s University selected Irwin & Leighton as its Construction Manager to build this prominent addition to the University’s Campus. The new two building facility has literally changed the landscape of the University. The ± 170,000 SF 488-bed apartment-style project was completed in less than ten months. A strong focus was required on the part of the entire team to control the budget, resolve logistical problems and to complete the facility to support the schedule requirements for the academic school year.
Key Highlights:
Implementation of a Minority and Women Owned Business initiative and regular monitoring of compliance with goals established by the project team.
Close proximity of the project site to the adjacent pedestrian walkways required a vigilant project safety effort throughout.
Placing of MEP utility rough-in’s required close coordination with the structural cord of the precast planking to avoid compromising the structural integrity of the plank.
Maintained existing systems in occupied areas while installing new mechanical, electrical, plumbing and fire protection systems. Coordinated with existing structure and clearance issues. Involved large amount of chasing of existing plaster and brick walls for utilities.
Installed energy efficient controls system tied to campus monitoring system for the heating and cooling systems – included a full commissioning of the systems
Installed lighting control systems for energy management
